I've spent the last two years opening my home to thousands of people I didn't know yet.

Here's the short version of where I've been. My dad passed away from pancreatic cancer, and I moved to Austin to attend his alma mater, the University of Texas. With $1,500 left in my bank account, I got my real estate license at 19, which means I've now spent about half my life in this industry. I started out leasing $800 a month rentals I posted on Craigslist for leads. Now I've sold approximately $250 million in real estate. I didn't have connections or resources when I was building my business. I bootstrapped. I put myself in rooms with people who were smarter than me.

What I've gathered from all of it: you'll never regret investing in yourself. In 2020 I decided to bet on that, going under contract on the land that would one day become Chateau Chloe. The real reason I built it wasn't just to learn, but to have a place where people could gather. I love helping people build their ecosystems, and Chateau Chloe is where I invite people to gather and share stories.

I'll be sharing market intelligence when it matters, what I'm building, what I'm hosting, what I'm learning from the relationships in my life, and what I'm obsessing over. Austin approved plan to let homes operate as a business.

The smartest investors are already turning their homes into high-value businesses.

This new legislation supports entrepreneurship by allowing small businesses to operate out of residential homes. Residents can now sell goods and services from front yards, porches, or driveways. Essentially, a modern day lemonade stand.

From my real estate lens, this will improve walkability in residential neighborhoods and create affordable alternatives to high commercial real estate costs. I predict that neighborhoods will become these active, vibrant communities of micro-businesses.

MONEY CORNER

Should you test for mold? Usually not, but you may still need to remediate.

Mold is showing up in my inspection reports and in my landlords' homes. Handled wrong, it's a health hazard and an expensive repair, both avoidable.

The rule is simpler than most people think: presence decides remediation, not toxicity. Once mold is confirmed, you fix the water source and remove the growth regardless of type; no mold gets a pass indoors. As of September 2025, Texas law (SB 1255) defines the problem as visible growth, not toxin levels. So the question is never "is it toxic enough to remove?" It's "is there mold, and how much?"

To prevent it: hold humidity at 50–60% and keep your thermostat in a tight range. A system that cycles off stops pulling moisture from the air.
