Westlake is Austin's top luxury market and it prices like it. This is a custom-estate market on large, private lots: no production builders, no repeating floor plans, and very little inventory at any given moment. Limited supply, Eanes ISD, and a short drive downtown have kept valuations firm through broader market swings. Prices here move fast enough that publishing a median would only mislead you. Eanes ISD: The Top-Rated District in Austin

Eanes Independent School District is the highest-rated district in the Austin area and one of the strongest in Texas, holding an A rating from the Texas Education Agency. Westlake High School is the flagship campus, known nationally for academics, athletics, and college placement.

Here is the part that costs people money: the Eanes boundary does not follow the Westlake name or the 78746 zip code. Homes marketed as Westlake can sit outside the district, and parts of 78746 feed Austin ISD instead. Attendance zones, not the mailing address, drive a real share of the price gap between two otherwise comparable houses. Verify the assigned elementary zone for the specific address before you write an offer, because listing copy gets this wrong often enough to matter.

Lifestyle and Dining

Dining here runs upscale and understated. The Grove Wine Bar and Kitchen handles the elegant neighborhood dinner, Laurel Restaurant draws people for craft cocktails and a refined room, The Well Westlake covers the health-conscious end, and Violet Sky Rooftop Lounge trades on the view. Downtown Austin's restaurant scene is 12 to 15 minutes out when you want more range. Most of what happens in Westlake, though, happens at home: privacy and the outdoors are the draw.

Parks and Outdoor Recreation

The natural setting is Westlake's best asset. The Barton Creek Greenbelt puts 809 acres of hiking and biking trails through limestone canyons and creek beds within reach of the neighborhood. Lost Creek Country Club offers private golf, tennis, and fitness. The Hills Country Club has a Jack Nicklaus signature course nearby. Lake Austin is a short drive for boating, paddleboarding, and waterfront dining.

Housing Options

Westlake is almost entirely custom-built estates on generously sized lots. Expect architecturally distinctive houses set among mature oak and cedar, many with Hill Country or downtown skyline views, high-end finishes, and resort-style outdoor living space.

The lots deserve as much attention as the houses. Westlake's terrain is steep and the limestone sits shallow, so two homes with identical square footage can carry very different build costs. Excavation, retaining walls, and engineered foundations on a sloped lot add real money, and that math is why some tear-downs on beautiful view lots sit unbuilt for years. If you are buying to remodel or scrape, price the site work before you price the house.

Getting Around

Downtown Austin is about six miles out, a 12 to 15 minute drive via Bee Caves Road or Loop 360. In rush hour, plan on 25 to 35 minutes. That is the trade Westlake offers: a secluded, tree-covered neighborhood with the business district, restaurants, and music close enough to be a weeknight decision.
